In the age of the internet once your home is listed it is in every conceivable place that a buyer could easily find it. Within minutes of posting a new listing it’s in the RMLS, Zillow, Truila, Redfin and at least several other dozen less known sites. But today one of our best tools is the yard sign and flyer. The flyer needs to be amazing and feature professional photos and most of the information about the home. About 30% of the buyers for this home will call because of the sign and flyer. I can’t stress how important signage is. Here’s an example of one way signage made a difference. 20 years ago when I opened my first Real estate office within 6 months 2 other Real-estate offices opened up on each side of me. I was just a little guy, 600tsf of office space and they were huge real-estate offices almost 3 times the size of mine. Next thing I know the Brokerage office on the right of me put up a pretty big sign that said “Are Brokers are the best” then the Brokerage guys on the left put up a sign just a little bigger that said” lowest commissions in town” I had to do something so I bought a sign twice as big as both of theirs and I put it over my front door that said “Main Entrance to Real Estate office”. This is just a humorous way of proving my point. Signage makes all the difference and so will the sign displayed in your front yard.
