When the weather heats up like this, you can do a few things to keep your home in the best possible condition for prospective buyers.
Typically as a seller, you are notified when a broker wants to show your home. You can schedule showings for when it’s relatively cool, like between 9:00am and 1:00pm. If that doesn’t work shoot for between 7:00pm and 8:00pm when the sun is starting to set. As an added bonus, you will get buyers to look at your home around dusk which is a great time to showcase your home.
If you don’t have air conditioning in your home you can still make things cooler. Try keeping all the drapes and blinds closed until just before the showing. Fans will also go a long way! Contrary to a few videos I saw on YouTube, leaving the refrigerator open for hours doesn’t really make your home cooler.
If you have a patio or deck, prepare a nice pitcher of lemonade and put it out with a humorous note for potential buyers saying “It’s so hot today chickens are laying hard boiled eggs” or “It’s so hot cows are giving evaporated milk.” You could even say “It’s so hot the birds have to use potholders to pull worms out of the ground.” The point is make your home memorable to the buyer and to send out positive feelings that create lasting memories.
