On every Real estate transaction in the state of Oregon the seller needs to provide a sellers property Disclosure. It’s a 7 page disclosure, it’s not a warranty or guarantee its just information provided by the seller to the best of their knowledge. My favorite question is on page 7 line #197. In essence it asks the seller to disclose anything that could affect the value of your home. 99% of the time the seller always says no. Last month a seller who lives in the City of Portland off 23rd and Glisan checked the yes box which then required him to explain in writing what could possibly affect the future value. He wrote. Due to the City of Portland electing Kate Brown life is not the same in Portland. You see, just across the street in the local park the city approved one food cart, a nice Mexican food wagon which has been operating for 3 years at this location. I was just informed the city just bought the additional 5 acres next to the park. Apparently Kate Brown determined just one food cart representing a single country represented food discrimination so now the city is making room for up to 195 food carts so that each and every country if they wanted could obtain a spot. So in short we are moving out of Portland because the leadership has no grasp on reality. When I saw it I laughed and he laughed, we both knew it wasn’t true but he wanted to keep it in there. I wondered if it would affect a sale, It did not, the house sold in 2 days for $565,000 with just over 1000tsf.
