When listing a property the verbiage you use is just as important as the pictures. In the old days we just said the basics such as 3 bedrooms, 1 bath, 2 car garages etc. Now you’ll see comments like this: as you enter the property you’ll find mature landscaping which will help you have a calm and relaxing feeling. I’ve seen others “Our house was influenced by a Feng Shui Master” or are you looking for a home blessed by a priest? I’ve seen it all in 30 years. I love the ones that say nothing about the house but target emotions such as, Are you happy and healthy? Do you have a committed, mutually supportive and satisfying personal relationship? Are your children thriving and socially conscious? If not then this is the house for you! As your Realtor my job is to make your home look & sound like it’s amazing even though it may not be. If you’ve been shopping you know what I mean, some homes look great in the pictures but I think sometimes the photographer has a master’s degree in photo shop. I just listed a house I sold 16 years ago. When I sold it to them the house was beautiful, immaculate actually. Unfortunately my clients never did any upgrades or routine maintenance. With this obstacle in front of me I had to get creative so in my listing comments I wrote “This is a maintenance free home”. It wasn’t that I was trying to mislead people, it just seemed to fit.
